01 Introduction

A first conversation takes about an hour and costs you nothing. We ask about what you are looking for, on what timeline and on what terms — including the terms you had not yet put into words. By the end you know whether we are the right firm, and we know whether we can genuinely help.

02 Selection

We look wider than the portals: owners considering a sale, fellow firms with property not yet on the market, and advisers who know what is moving. You get a short list with reasoning, not a stream of links.

03 Negotiation

Price is one variable. Completion date, conditions, survey clauses and fixtures together decide what an offer is really worth. We hold the conversations; you make the decisions.

04 Completion

From contract to handover we watch the deadlines, the documents and the parties who need to be at the table. For purchases in Portugal or Spain we work alongside local lawyers and tax advisers.

Discretion is not an extra.

Some of our clients would rather the market did not know they are buying or selling.Sometimes for commercial reasons, sometimes because it is nobody else's business.

On those files we work without any public listing, under confidentiality, and share documentation only after a first conversation.That is not a separate service — it is how we handle your information as standard.

Property that holds its value almost always shares the same traits: a location that cannot be replicated, a structural condition that hides no surprises, and a layout that will still work in twenty years.

We weigh those more heavily than today's finish. A kitchen can be replaced; poor foundations, an expiring ground lease or a permit that turns out not to hold cannot.

That is why every acquisition gets a structural and legal survey before any signature goes on an agreement.
